Chicago, October 7th / PRNewswire / -- JLL Income Property Trust is a fund managed by an institution with a daily net asset value of NAV REIT (Nasdaq: ZIPTAX; ZIPTMX; ZIPIAX; ZIPIMX; ZIPIBX; ZIPSAX; ZIPZAX; ZIPDBX). The size of its equity and debt investments in the portfolio is approximately $6.9 billion. The company announced that it has completed a mortgage loan of $68.5 million, with Whitestown Distribution Center IV as the collateral. This is a Class A distribution center located in Whitestown, Indiana, in the northwest sub-market of Indianapolis, covering a total area of about 1.1 million square feet.

The loan term is seven years, with an interest rate of 5.54%. This transaction supports the JLL Income Property Trust strategy, which involves deploying a moderate amount of fixed-rate leverage on specific properties within its portfolio to enhance future returns.

The facility has been 100% leased to a single tenant and was completed in 2024. It serves as that tenant's largest redistribution center in North America, serving eight regional centers. The property is equipped with advanced facilities, including LED lighting, ESFR sprinkler systems, truck parking spaces ranging from 135 to 185 feet, a complete loading and unloading platform configuration (including hydraulic levelers), and a clear height of 40 feet.

Thanks to its central location in the United States, Indianapolis has become one of the major industrial markets in the country, boasting a well-developed transportation system, an ample supply of labor, and an environment conducive to business development. The region is also the second-largest FedEx hub in the nation and serves as a gathering place for large distribution tenants such as Amazon, Home Depot, DHL, and Coca-Cola.

With this transaction, JLL Income Property Trust still holds an important position in industrial real estate. As of September 30, 2026, industrial investments accounted for 40% of its total $6.9 billion portfolio, with approximately $2.7 billion in assets distributed across 66 industrial properties.
